Manager, Real Estate Leasing

Position overview
Reporting to the Director, Real Estate Leasing and Asset Management; the Manager, Real Estate Leasing will oversee the leases of the Authority’s non-terminal portfolio of real estate including office, warehouse, hangar and retail sites. This includes negotiating with tenants on new leases or renewals, obtaining land appraisals, preparing and presenting business cases including financial return calculations, strategically placing new tenants in facilities, overseeing tenant improvements to authority owned assets, and strategizing and asset managing the existing inventory of leasable space to maximize revenues and minimize costs. This person will have proven negotiation, leasing and property management experience, be connected to the real estate industry in the region with an extensive network.
Key responsibilities include:
- Strategic management of groundside assets and execution of commercial leasing activities in relation to those assets.
- Negotiating and securing new leases and renewals by meeting with current or prospective tenants to understand their needs along with identifying suitable available spaces within the portfolio.
- Managing Leasing Coordinator by providing coaching, direction, feedback, and fostering a supportive environment focused on growth and success.
- Preparing the financial proposal (considering market factors, comparable spaces, capital improvements required and potential financial rates of return) and negotiating with tenants to secure lease agreement on key terms.
- Acting as the business owner and working with Engineering/Project Management professionals on scope of work and costing for tenant improvements required to incentivize tenants to sign leases.
- Managing the Authority’s tenant relationships amongst the 130+ leases, and in some respects their sub-tenants’ relationships, to ensure their current and future needs are met.
- Managing and growing the department’s current revenue stream ($65+ million in 2022) generated through the Authority’s non-terminal portfolio of land and building lease agreements.
- Maintaining an open communication with the commercial real estate industry including brokers, developers, and investors to remain current on market trends.
Key qualifications include:
- Post-secondary education, preferably in a Business discipline, Urban Land Economics or a related field and equivalent experience.
- Minimum 10 years of experience in leasing, property management or commercial brokerage industry.
- Knowledge and expertise in all areas of industrial, retail and office markets and products are required.
- Functional understanding of real estate financing and accounting, real estate appraisal, land development and project management.
- Excellent oral and written communication skills, along with strong interpersonal, negotiation, and mediation skills.
- Strong management skills.
This position is open to both Vancouver Airport Authority employees and external applicants. Previous job performance will be taken into consideration for all internal candidates that apply for this position.

Salary Range : 100,640 to 144,670 per annum, based on 37.5 hour work week. This is individually tailored to reflect your unique experience, qualifications, and internal equity.
Performance-Based Incentive: Eligible for an annual bonus target at 15% of your annual salary.
